Nashville STR Regulations

Since tourism has grown exponentially within Davidson County, this has led to some strict regulation when it comes to renting out a property beginning in 2022. This is why it is imperative you find a real estate team that knows these regulations intuitively while finding your investment property.

 
 
 
  • To file for a non-owner occupied STR permit within Davidson county beginning January 1st, 2022 a property must be zoned properly. Any residentially zoned property can no longer be used as an STR unless it is owner occupied.

    Only commercial and MUD zoned properties can apply. There has been multiple re-zonings on certain condos since which make these easier to find. But single family homes no longer apply. There are some townhomes that meet regulations.

  • These are rentals that are leased for periods of 30+ or more. These are permitted anywhere within Davidson county as long as they do not violate any HOA restrictions if the property has one. This means any single family home not residing within an HOA community, is ready to go! These cannot be posted on VRBO or Airbnb.
